The federal government has launched the Apna Ghar Program, offering housing loans up to Rs. 10 million for 20 years to first time homebuyers across Pakistan. Monthly installments start from Rs. 16,499 for a Rs. 2.5 million loan and go up to Rs. 65,996 for Rs. 10 million. The scheme is for people who do not already own a house, have a valid CNIC, and are not heavily in debt. Financing covers up to 90 percent of the property value, while applicants arrange the remaining 10 percent.

Eligibility, Apartment Sizes

• Only first time homebuyers can apply
• Applicant must have a valid CNIC
• Applicant must not already own any housing unit
• Loan can be used for a 10 marla plot or a ready built house
• Apartments up to 1,500 square feet are also eligible

Financing Details

Loan amounts available are Rs. 2.5 million, Rs. 5 million, Rs. 7.5 million, and Rs. 10 million
• Repayment period is up to 20 years
• Fixed markup rate of 5 percent for the first 10 years
• Remaining years will follow market based markup rates
• Monthly installments start from Rs. 16,499 and go up to Rs. 65,996

Application Process

• Applications can be submitted online at www.apnaghar.gov.pk
• Applications are also accepted at participating bank branches
• No processing fee or upfront payment required before approval
• Loan approval expected within one month after complete application

Financing Coverage and Banks

• Financing covers up to 90 percent of property value
• Applicant arranges remaining 10 percent
• Loans available through Islamic banks, commercial banks, microfinance banks, and House Building Finance Company

Monitoring and Oversight

• Program monitored by State Bank of Pakistan and Pakistan Housing Authority Foundation
• Digital portal managed by Ministry of Finance
